Working with Sainsbury’s and Cherwell District Council we successfully delivered the redevelopment of Bicester Town Centre between 2005 – 2012.
This project involved a complicated land assembly involving over 50 different interests against a very challenging economic background. We led all aspects of the project throughout with a full professional team, which included successfully securing approval to a Compulsory Purchase Order following a Public Inquiry in May 2011.
Construction commenced in 2010 with the diversion of the River Bure relocating to the opposite side of Manorsfield Road. It now sits within a beautiful landscaped setting and has been praised very highly by the Environment Agency. Construction on the main scheme commenced in January 2012 and the scheme opened in July 2013 exactly on programme. The development comprises a Sainsbury’s food store with 40,000 sq. ft. of sales on the ground floor and 20,000 sq ft of mezzanine sales area. In addition, there is approximately 65,000 sq. ft. of retail and restaurant accommodation, with tenants including Sports Direct, Prezzo, Dean’s Diner, Nandos and Peacocks. There is a 7 screen Vue Cinema and a new 550 space multi-storey car park together with a new bus interchange.
Bicester Town Centre achieved a shortlisting for the 2013 BCSC Gold Awards.
Working closely with Charter Community Housing we developed a new 15,000 sq ft headquarters facility, the investment of which was sold to The Prudential. The building itself secured a BREEAM “Very Good” rating.

Avril Burrows – Sanctuary Housing (formerly Charter Housing)
Working in partnership with The Church Commissioners for England, we have commenced the development of the remaining 11 acres of Banbury Business Park and have completed a building developed for Oxfordshire Ambulance NHS Trust.
The Oxfordshire Ambulance NHS Trust have taken occupation of a high quality bespoke building comprising 8200 sq ft as their resource centre in North Oxfordshire. The attractively designed mature business park provides companies such as OAT with the flexibility that they require to create the specific buildings they need with a strong image, identity and well-structured business environment, situated 3 miles South of Banbury.
We designed and developed a new headquarters office building for Needham & James (now Shakespeares) and Knight Frank. The building is prominently located adjacent to Stratford-upon-Avon Town Centre and is of a modern high-quality award winning design. The building provided approximately 25,000 sq. ft. for Needham and James and a new 5,000 sq. ft. showroom for Knight Frank.
We developed a new 45,000 sq. ft. superstore for Matalan together with a Ten-Pin Bowl pre-let to Newbury Leisure, on a prominent corner site adjacent to Banbury Town Centre. In addition, we also refurbished the existing Cherwell Shopping Centre, which is adjacent to the site, with new lettings to New Look, Pizza Hut and a number of office occupiers.
